- Smoking is NOT allowed.
- People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit agreed to above.
- Guests should not create excessive noise at a level that disturbs neighbors. Please keep outdoor noise minimal after 10:00pm and before 8:00am. Non adherence to this may result in eviction.
- Keep the property and all furnishings in good order
- Only use appliances for their intended uses
- Pets are NOT allowed.
- Parking: Parking is allowed on the property driveway, but the garage is not part of the rental agreement. Please do not park on the lawn.
- Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the lodge, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the lodge.
- Water and Septic: The lodge is on a well and septic system. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages.
- Storms and Loss of Power: Thunderstorms are frequent in northern WI and loss of power may occur due to trees in the area damaging power lines. The property does not have a backup generator. Most power outages are for brief periods but the length of a power outage is not grounds for refund or cancellation.
- Sales Tax/Room Tax:5% Wisconsin sales tax + 5.5% town room tax fee will be applied to final payment.
- Early Departure: The guest is responsible for payment of all nights’ reserved.
- The Property: The property is shown as is on the website and there are no refunds. Please ask any questions about the property ahead of your stay. All amenities are listed on the webpage or will be provided via email upon a reservation.
- Emergencies & Office Hours: A representative of the property can be reached at (715)892-0291.
- Consumables: We provide a supply of certain consumable items such as toilet paper, paper towels, hand soap per bathroom, trash bags and dishwasher soap.
- Grills: Guest is responsible for clean-up of grill and grill utensils. Please use caution when grilling.
- Maximum Occupancy: Tents, campers, or motor homes are not permitted on the premises. Any violations may result in eviction without reimbursement.
- Keys: There will be a $20 charge for any lost keys. All units will have two keys provided and it is expected that both keys are left upon departure. One key will be in the lock box and one on the counter or in the welcome binder. In the event there is only one key at the property please contact the manager.
- Repairs: All repairs and maintenance problems that may occur will be corrected as soon as possible. There are no reimbursements for minor problems or repairs that are fixed in a timely fashion.
- Cable/Satellite, Internet, Air Conditioning, and any other amenities: Internet is provided at your property. Please be respectful of heat, A/C, internet, etc.
- Towels: When departing, guests are expected to leave dirty towels in each bathroom.
- During Your Stay: The home should be in the best condition possible upon arrival. If you find problems please notify the manager immediately. We will make every effort to remedy the situation as soon as possible.
- Outdoor Fires: NO outdoor fires are permitted unless in the patio fire pit. Failure to comply will result in all renters’ immediate departure, without refund. Renter is responsible for any fines from Local/State Authorities. No fires of any kind will be allowed when there is a fire danger posted in the town.
- Firearms and Fireworks: NO firearms and fireworks are permitted at any time. Failure to comply will result in all renters’ immediate departure, without refund. Renter is responsible for any fines from Local/State Authorities.
- Landscape Irrigation: The property includes an in ground irrigation system which may operate nightly.
- Check In/Check Out: Keys will be received at the location of your rental property in a lock box. The code for the lock box will be mailed or e-mailed to you with check-in instructions at least one week prior to your arrival. These keys should be placed back in the lock box at the time of departure. We regret that we must impose a $100 per hour late departure fee for every hour after prescribed check out time. Cleaning services will prepare the lodge for the next guest(s).
- All garbage and/or recyclables are to be placed in receptacles inside the garage. In the event that upon departure the garbage receptacles are full, leave remaining garbage sealed in trash containers inside the rental lodge. Do NOT leave garbage bags outside under ANY circumstance. If any garbage is left outside and is required to be cleaned up, there will be a $50 charge to your security deposit.
- All dishes must be cleaned and stored in their proper place. Failure to clean dishes will result in a $50 charge to your security deposit.
- Upon departure, please turn off lights, TVs, and appliances. Return heat/AC to setting found upon arrival. Please lock all doors and leave one key securely locked in lockbox and one key in the binder. Be sure you have all your food out of the refrigerator & cupboards.
- Accidents: Guest expressly agrees to indemnify and hold harmless MW Lodge, LLC from any accidents, injuries, losses and/or damages to guests while on the property; including in the water, docks, shoreline, fire pits, or any other part or adjacent part of the property. This also includes any use of Owners or Guests own boats, kayaks, canoes, rafts, bicycles, etc., that are provided for the Guests use.
- Cancelation Policy: If guest wishes to cancel his/her reservation, the deposit will be refunded only if the property can be re-rented for the same dates plus a $100 administration fee.
Guests recognize and acknowledge that there are certain dangers and risks of physical injury while swimming, boating, or being near/on the water. Guests voluntarily agree to assume the full risk of any and all injuries, damages or loss, regardless of severity, that Guest, Guests family or guests may sustain as a result of using the property, piers, etc. Guests further agree to waive and relinquish all claims Guest, Guests family or guests may have as a result of using property against MW Lodge, LLC.
I understand that my renal agreement expires at check out on the last day of my stay. I will check out, remove all my possessions and vacate the premises unless specific arrangements have been made with management. MW Lodge, LLC is not responsible for any items left behind. I understand that if I leave early for any reason I am NOT entitled to a refund. I have read, and I agree to abide by these rules. I understand that violating these rules may result in eviction with no refund. I understand the cost of extraordinary cleaning, garbage removal, missing items, and damages may be deducted from my security deposit or charged to my credit card. I hereby authorize MW Lodge, LLC to keep my security deposit for these violations. I have read and understand the rental agreement.
